How Geyser Management Can Save You Thousands on Electricity Costs
When it comes to reducing electricity bills in residential complexes, many property owners overlook one of the biggest culprits: the humble geyser. Without proper management, geysers can quietly consume massive amounts of energy, inflating costs and leaving homeowners to foot the bill. At Energy Max Renewables, we recently conducted a case study to see just how significant the impact of geyser management could be—and the results were astounding.
The Case Study: Guardhouse Energy Usage
We began with a controlled environment: the guardhouse of a residential complex. This small space, equipped with a 150-litre standard domestic geyser, provided hot water for a basin, shower, and kitchen. Initially, the geyser operated without any management system, connected directly to the electrical grid. Over four months, we monitored its energy usage, measuring an average consumption of 565.75 kWh every 7 days.
Next, we upgraded the system. A geyser management solution was installed, programmed to heat water only during sunlight hours to take advantage of solar energy. We added a thermal blanket to the geyser to retain heat overnight, ensuring hot water was available without the need for nighttime reheating. After just one month of monitoring, the difference was clear: energy consumption dropped to an average of 354.5 kWh per week, representing a 37% reduction in electricity usage.
The Financial Impact
Here’s what those savings look like in rands:
- Annual cost without geyser management: R 99,142.03.
- Annual cost with geyser management: R 62,122.58.
- Total savings per year: R 37,019.45.
Now, imagine scaling this for an entire complex of 100 homes. With similar upgrades, the complex could save approximately R 3,701,945.00 per year — or R 308,495.42 per month.
The Bigger Picture
The potential here goes beyond cost savings. By reinvesting R 250,000 of the monthly savings into solar and geyser management upgrades, a complex can fund its sustainability goals without requiring special levies from homeowners. In fact, the first year alone could generate an excess reserve of over R 710,000, which could be used for critical projects like water independence or infrastructure improvements.
As electricity prices continue to rise, these savings will only grow, offering long-term financial relief and improved cash flow for homeowners’ associations.
